Hubbell Street has the elevated 280 Freeway on one end, and 16th Street on the other. A pleated wall of saw tooth bays shield the interiors from the sound of the freeway. The program is incubator art lofts at the ground floor, with residences for California College of Arts students above. The building is a simple linear arrangement with a thick wall of services which separates the access from the habitable spaces along the serrated edge.
